With over 8 years of experience as a state-licensed home inspector and an extensive background in construction, he offers a level of knowledge and care that is second to none. David Sloat is also certified through the National Home Watch Association, ensuring that his home watch and property management services provide the highest standards of reliability and peace of mind for homeowners while they are away.

Our professional home watch service is your solution for complete peace of mind while you're away from your Florida home. We understand the unique challenges of being a seasonal resident, from the risks of hurricanes and humidity-related issues like mold, to security and maintenance concerns. Our mission is to be your trusted partner on the ground, ensuring your property remains safe, secure, and well-maintained in your absence.

 

Each visit includes a thorough interior and exterior check. This proactive approach helps us catch small problems before they become costly emergencies. We can perform these inspections weekly, bi-weekly, monthly, or a custom schedule depending on your needs.

After every visit, we provide you with a detailed report, complete with photos, so you have a clear, up-to-date picture of your properties status. If we find any issues, we'll contact you immediately and provide professional recommendations. You can rest assured that any concerns will be addressed promptly and efficiently, always with your best interests in mind

Interior Inspection
  • Verify the AC system is set to the correct temperature to prevent mold and mildew (a key concern in Florida's humidity)​

  • Check for proper cooling and airflow from vents

  • Inspect the AC condensate drain line for water backup or leaks

  • Check and document the thermostat setting and temperature

  • Run faucets in all sinks to prevent seals from drying out

  • Flush toilets to lubricate seals and prevent water rings

  • Check under all sinks and behind toilets for signs of leaks or moisture

  • Inspect the water heater and washing machine connections for leaks

  • Check the main water valve shutoff for leaks

  • Inspect the electrical panel for any tripped breakers

  • Run garbage disposal to prevent it from seizing up

  • Check the refrigerator and freezer temperature, and ensure the ice maker is functioning (or turned off as requested)

  • Turn on and off lights throughout the house to ensure they work and deter potential intruders

  • Reset clocks on appliances after a power outage

  • Ensure security system is armed and functioning

  • Check for any unusual odors (e.g., gas, mold, mildew).

  • Look for signs of insects, pests, or rodents inside the home

  • Check smoke detectors and carbon monoxide detectors

  • Visually inspect all ceilings, walls, and floors for signs of water stains, leaks, or mold.

Additional Services (as needed/requested)
  • Mail & Packages: Collect, sort, and forward mail and packages as instructed

  • Property Management:

    • Manage landscaping, pest control, and pool service vendors​

    • Provide detailed reports with photos and recommendations for repairs or maintenance

  • Concierge Services

    • Coordinate with contractors for repairs or maintenance​

    • Receive deliveries

    • Prepare the home for the owner's arrival (e.g., turn on lights, adjust AC, stock the fridge).

  • Vehicle Care:

    • Start and run vehicles to keep the battery charged and fluids circulating ​

    • Check tire pressure

  • Hurricane Preperation

    • Secure outdoor furniture, decorations, and other loose items​

    • Secure hurricane shutters (Accordion or Rolldown only)

    • Perform a post-storm inspection to assess any storm damage​

Exterior Inspection
  • Verify all doors, windows, and sliders are locked and secure

  • Check for any signs of forced entry, tampering, or vandalism

  • Inspect window screens and patio enclosures for tears or damage

  • Ensure garage door is closed and secure

  • Visual inspection of the lawn, plants, and trees for maintenance, overgrowth, or damage

  • Check for any signs of pests

  • Inspect irrigation system for leaks or malfunctions

  • Pick up newspapers, flyers, and other debris from the yard, driveway, and porch

  • Check mailbox for mail and packages (and bring inside)​

Structure & Roof (from the ground)
  • Inspect exterior walls, siding, and soffits for cracks, signs of water damage, or mold/mildew

  • Visually check the roof for any missing or damaged shingles/tiles, especially after a storm

  • Check gutters for obstructions

Pool & Patio
  • Check pool/spa water level and overall condition(discoloration, algae). 

  • Verify pool pump and equipment are running properly

  • Inspect patio and outdoor furniture for storm damage or wind displacement
